Hi. Thank you for stopping by. I'm happy to be of service to you. So you know, I've been a REALTOR for just about 30 years now in the Seacoast markets of NH & ME. I reside locally and everything I do involves Real Estate. I was a Certified Appraiser in both states for 10 years which gave me a tremendous understanding of markets and pricing and value. We live in a time where properties pretty much sell themselves with the lack of inventory. However, this makes it even more challenging when you have more competition for a property. How are you going to market your property? How are you going to position your offer? What are the terms you need and what can you be flexible on? There are so many considerations to buying and selling property that unless you make a living at it there is always something new to figure out. Having a professional who does this for a living and not something they dabble in makes all the difference when you really need to figure out your strategy for moving forward.
But this just doesn't happen by calling as real estate person and expecting this service. You aren't going to get the dedicated service and ability to advise, help you negotiate and strategize with you unless you've entered into a "Client" Level relationship.
I have a Disclosure document (WHICH is NOT CONTRACTS) that I want to share with you. This is REQUIRED by the Real Estate Commission to be given to a consumer PRIOR to any substantive conversation about real estate or where confidential informaiton is shared. This is so you understand Prior to our working together, it's important that I explain who I work for. We have a great document which has been put out by the Real Estate Commission that explains how we work and who we represent. I always tell folks when I first meet them. Don't tell me your life story (as must as I'd love to hear it). When we first meet you are looking to either sell something, lease something, buy something or exchanThis is also required by the Real Estate Commission and it's called Brokerage Relationships, and there is an official "Disclosure form " that I am required to present to EVERY consumer before engaging in any discussion with you that involves confidential information.
As the disclosure below states: Right Now you are a customer. Remember to keep your confidential information confidential unless you engage a real estate profession to represent you as a "client". So as long as you are a customer, you should not reveal any confidential information that could harm your bargaining position.
As a customer, You can expect me to:
● To disclose all material defects known by me pertaining to the on-site physical condition any real estate that I may show to you.
● To treat you the buyer or tenant (if you are looking to lease) and seller or landlord (if you are looking to lease our property) honestly;
● To provide reasonable care and skill;
● To account for all monies received from or on behalf of the buyer/tenant or seller/landlord relating to the transaction;
● To comply with all state and federal laws relating to real estate brokerage activity; and
● To perform ministerial acts, such as showing property, preparing, and conveying offers, and providing information and administrative assistance.
As a customer, I cannot provide client-level services, which include advice, counsel, and assistance in negotiations. Which means basically, I can show you property and if you decide you would like to make an offer, you dictate your terms and conditions that you would like to communicate to the other party and I will assist in writing up your offer.
To Become a Client
Clients receive more services than customers. You become a client by entering into a written contract for representation as a seller/landlord or as a buyer/tenant.
As a client, in addition to the customer-level services, you can expect the following client-level services
● Confidentiality;
● Loyalty;
● Disclosure;
● Lawful Obedience; and
● Promotion of the client's best interest.
● For seller/landlord clients this means I will put the seller/landlord's interests first and work on behalf of the seller/landlord.
● For buyer/tenant clients this means I will put the buyer/tenant's interest first and work on behalf of the buyer/tenant.
Client-level services also include advice, counsel, and assistance in negotiations.
So, as we move forward, I will remind you that unless we have entered into in a "Client" Representation relationship, please do not disclose confidential information to me that you wouldn't want shared with another party.
My fee for service is negotiable and when we get together to discuss your needs and how I may be of service to you, we will see what level of services you are in need of and how we might work together.
